Hotel and Short-Term Rental Bed Bug Expert Witness

Entomology and hospitality operations expertise for guest bed bug claims against hotels, resorts, motels, and vacation rentals.

What decides a hotel bed bug case

Hotel bed bug claims usually turn on three questions. Were bed bugs present in the room during the guest's stay? Did the property know, or should it have known, about the problem? And did its inspection and response practices meet the standard a reasonable hotel follows? Adam Holt, BCE, answers each with evidence from the room and from the property's own records.

Evidence Adam reviews

  • Room history, including prior complaints, out of service periods, and treatment dates
  • Housekeeping inspection procedures and training records
  • Pest control service tickets, inspection reports, and treatment records for the room and adjacent rooms
  • Photographs, specimens, and guest communications
  • Written bed bug response protocols and whether staff followed them

Questions Adam answers

  • Is the evidence consistent with an established infestation, or a recent introduction?
  • Were the signs detectable by trained housekeeping staff before the guest checked in?
  • Was the room properly inspected, treated, and verified clear before it was resold?
  • Were adjacent rooms inspected, as recognized practice recommends?
  • Could the guest's belongings have introduced the bugs instead?

Adam has consulted with hospitality clients on their pest programs, so he can speak to what a well run property does in practice, not just in theory. Opinions on bite reactions and medical injuries are left to physicians, and Adam coordinates with medical experts as needed.
